Marsa Al Saadiyat is the final phase of the Saadiyat Island masterplan and one of the largest waterfront developments announced in Abu Dhabi. Unveiled by Aldar in July 2026, it covers about 6.4 million square metres with around 8 kilometres of coastline, a marina, public beaches, hotels, parks and a new generation of villas, mansions, apartments and branded residences.
It sits beside the Saadiyat Cultural District, with Louvre Abu Dhabi, teamLab Phenomena and the Zayed National Museum next door, and is planned around an Etihad Rail station. The first residential community, Talay, launched for sale in September 2026, so buyers can still join at the very start of the district's story.
Marsa Al Saadiyat is planned as a district where you can walk to the beach, cycle along the shore, keep a boat at the marina and be at a museum within minutes. Homes range from standalone villas and mansions to waterfront apartments and branded residences, with two hotels, dining and retail planned alongside. Because the district is only now starting construction, early buyers choose their plot or unit first and watch the neighbourhood take shape around them. Handover dates and amenities will be delivered in phases.
The district is on Saadiyat Island, around 15 minutes from central Abu Dhabi by car and roughly 30 minutes from the airport, depending on traffic. An underground Etihad Rail station is planned within the district. Timings published for Talay put Abu Dhabi Mall at about 15 minutes, Sheikh Zayed Grand Mosque at about 13 minutes and ADNEC at about 7 minutes.
A planned marina with berths for up to 350 sailing boats and yachts, lined with restaurants and promenades.
Most of the roughly 8 km shoreline is designed as public beach, with beach clubs and waterfront walks.

The first launch, Talay, was announced with prices from AED 13.5 million. Prices for later phases will be published as they launch. Ask an advisor for the current price list.
Talay was announced with a 50/50 plan: 5% on booking, 45% during construction and 50% on handover. Plans can change by phase, so an advisor will confirm the exact terms before you reserve.
Handover for Talay is estimated from the fourth quarter of 2029, and for Talay Beach from the fourth quarter of 2030. Dates are estimates from the developer and can change.
Saadiyat Island is a freehold zone, so foreign nationals can generally buy and fully own property here. We confirm eligibility and the process for your nationality before you commit.
