Wadeem Gardens by Modon: Overview

Wadeem Gardens is a new villa community developed by Modon within Wadeem, its wider masterplanned district on Hudayriyat Island, Abu Dhabi. Modon launched the first phase on 1 October 2026. The project has three gated villa clusters with 4, 5 and 6-bedroom homes. Buyers choose between Contemporary Arabic and Modernist exteriors and from a range of interior layouts.

Unlike the original Wadeem release, which sold land plots for buyers to build on, Wadeem Gardens offers finished villas built by Modon.

Location

Hudayriyat Island sits just off the Abu Dhabi city coastline, opposite the established Al Bateen area. The island is one of the capital's main sport, leisure and waterfront destinations. Living here keeps residents close to central Abu Dhabi while giving them beaches, open space and outdoor activities on their doorstep.

Villa Types

• 4-bedroom villas: from AED 8.7 million
• 5-bedroom villas: from AED 10.2 million
• 6-bedroom villas: from AED 11.6 million

All villas are standalone homes in landscaped neighbourhoods. Each type comes in two architectural styles, so buyers can choose the look and layout that suits their family.

Price and Payment Plan

Prices start from AED 8.7 million, and Modon offers a 25/75 payment plan. Buyers pay 25% in instalments during construction and the remaining 75% around handover. Through Modon's partnership with Abu Dhabi Islamic Bank (ADIB), eligible buyers can get up to 75% off-plan home finance. Pre-approval can be issued within two hours, costs nothing and does not commit you to buying. UAE nationals get a non-transferable 5% rebate on the property price, equal to the final 5% payment due at handover.

Handover

Modon plans to hand over the villas in Q2 2031.

Wadeem is planned around a 2.3 km climate-controlled spine that links homes with places for work, learning, wellness and entertainment. The plans include:
